Design Priorities

With all of the design options you may have, it can be difficult to know how to prioritize the selections. Most designers agree that, if budget limitations will reduce the number of upgrades you can add, the top three areas to invest in are:
“Even if you think you will only be in your home for a few years, upgrading flooring - for instance, from the standard carpet to a better quality carpet - is a good idea because it will wear better and increases the value for resale.”

The reason for this is that each of these items is far more difficult to add or change a few years down the road than most other optional upgrades such as cabinet hardware, countertops, window treatments and closet organizers.

The general disruption and clutter caused later by the removal and replacement of flooring and cabinets, or the damage to drywall when additional electrical wiring is added to accommodate high tech equipment, are enough to warrant upgrading these items while the house is under construction.

So make a list of priorities that includes a "wish list" for future electronic purchases or interior design elements, such as new furniture. Provide your designer with this list so that the proper materials can be installed from the beginning, saving you money, time and headaches later.

Your designer will then provide you with a final selection sheet and floor plan indicating product selection designation.
